What it is

Compliance in most mortgage stacks is a policy document and a person who remembers. That works right up until the day it does not, and the day it does not is expensive.

Leaf360 puts the rules in the system that places the call and sends the text. Outbound Compliance in Settings holds six tabs: Calling Hours, DNC, SMS, Recording, Consent and Campaign. They save together, and the first time anyone at your company opens the screen Leaf360 fills in sensible defaults so there is nothing to build from scratch.

Some of it is not adjustable on purpose. Leaf360 applies its own shorter calling windows in the states that require them no matter what your default hours say, and swaps in all-party consent recording wording when it can tell the caller's state requires it. That table is not editable, which is the point.

How it works, day to day

Set it once with an admin, then let it run. The controls live in Settings under Security and Compliance, and only admins, owners and the compliance role can see them.

    Set your calling window

    A default start and end time, 8 AM to 9 PM out of the box. Nothing here lets you set hours by state, because Leaf360 applies its own shorter windows for the states that require them regardless of what you set.

    Turn on the Do Not Call checks

    Federal, state and your own internal list, each a separate switch, with a scrub frequency in days and an option to add a contact to your internal list automatically when they ask to be removed. Federal is on by default.

    Decide how texting behaves

    Double opt-in holds a new marketing subscriber as pending until they reply YES. HELP and STOP replies are wired to your live number. Quiet hours and a per-contact daily message cap sit on the same tab.

    Handle the recording disclosure

    Set the disclosure wording and whether it plays automatically. When Leaf360 can tell the caller is in an all-party consent state, it swaps in stricter wording instead of yours.

    Track consent, and route the work

    Require express written consent for marketing, expire consent records after a number of days, and decide what happens when consent is ambiguous. On the team side, roles, lead and loan routing, and company-paid or self-paid seats are managed the same way.

Why it matters for a loan officer

You are not going to read a state-by-state calling-hours table before you dial. Nobody does. The honest options are a system that knows it for you, or a policy you are quietly out of compliance with.

There is a second reason, less discussed. Compliance you have to remember is compliance you cannot delegate. Once the rules live in the system, an assistant or a new hire can work your pipeline without you standing over them.

  • A call outside the window does not get placed, including in the states with shorter windows.
  • A contact who texts STOP is opted out and told, without anyone watching the inbox.
  • The recording disclosure changes wording by state on its own, so a two-party state is not a mistake waiting to happen.
  • Scrubbing runs on a schedule instead of on somebody's memory.
