Leaf360 TPO

Every lender you work with, in one scenario.

Ask once. Lia reads the guidelines your lenders keep current, tells you who fits and where the file falls short, then drafts the email to their account executives.

The marketplace sits at the top of Leaf360, in the same place as your leads and your loans.

Nicolas opens the marketplace, runs a DSCR scenario against his connected lenders and drafts the email to the account executive. About nine minutes.

Right now that question goes everywhere but the file

Loan officers ask pricing scenarios all day. The asking is not the problem. Where it goes is.

The question goes to a group

Pricing scenarios get posted in mortgage Facebook communities, so the answer comes back from strangers, about lenders you may not even be approved with.

Four tools for one answer

A lender portal, the AE's email, a call, a text thread. You chase one question four ways and the answer lands somewhere your loan file never sees.

A matrix you downloaded last quarter

The guideline PDF on your desktop is a snapshot. You end up asking a person what the current document already says.

One scenario, start to sent

Four steps, and you never leave the screen your pipeline is on.

  1. 1

Connect the lenders you already work with

Your connected lenders sit at the top of the marketplace. Ones you have invited sit beside them, and every public lender on the platform is there when you want to add someone new.

    Browse the lender directory
  2. 2

Ask the scenario in plain language

Type it, dictate it, or start from a saved prompt. A DSCR triplex at a 600 score is one sentence, not a form and not another portal login.

  3. 3

Get the breakdown, not a maybe

Lia answers across the lenders you work with: who can do it, who cannot, the minimum score, the reserves, the maximum value, and exactly where this file comes up short. Each answer carries the guideline it came from.

  4. 4

Send it to the account executive

Lia drafts the scenario email, then fills in the LTV, loan amount and entity once you give them. She flags anything worth saying out loud, and it sends through your connected Gmail or Outlook after you approve it.

The answers come from the lender's own documents

Lenders and their account executives upload their guidelines into Leaf360 and keep them current. That is what Lia reads. Not a web search, not a matrix somebody saved to a desktop in the spring.

What a scenario is not

It is still a scenario, not an approval. When a file is tight, Lia says so and tells you to confirm it with the AE before you take it to a borrower. Pricing and the final decision stay with the lender.

Or ask one lender, and only that lender

Open a lender in the marketplace and ask there. Non-warrantable condos, a specific occupancy, a product you have not placed before: the answer covers that lender and nobody else, so you get a clear read instead of a survey.

Your account executive's phone and email sit on the same screen. If you work with more than one AE at that shop, they are all there.

Every scenario you have ever run is still there

The 580 mid score with gift funds from a parent. The FHA overlay question you asked two months ago. Scenario history keeps all of it, so the next borrower with the same problem is a question you have already answered.

Questions about scenarios

The general scenario reads across the lenders you already work with. The marketplace itself is open to every loan officer on Leaf360, so you can look up a lender you have not signed up with yet, read their profile, and invite them to connect.
